Through my career, I have worked with numerous buyers to successfully find them their desired property.  I believe in using this experience and knowledge to inform and educate my buying clientele on current market conditions, as well as what you can expect througout the buying process.  This proactive approach to buying gives you the knowledge you need to overcome any obstacles and focus on making clear and confident buying decisions. 

My success with buyers is due to my innate ability to understand what your needs are in a home and property, my in-depth market knowledge, my honed and skilled negotiation ability, and my strong desire to do everything I can to make sure my buyers are more than looked after.  I possess the knowledge, experience, integrity, work-ethic, and skill necessary to ensure a smooth, successful, and enjoyable property purchase for you, my client.

I take great pride and very much enjoy working with my buying clientele.  Though every client is certainly unique, I approach the buying process consistently with each and every client.  This process is as follows:

The Buying Process 

The first step of the buying process is the Buyer's Meeting. Here we will meet for discussion of your housing needs, preferences, desirable price range, area, and all information I need to form a good base foundation for what you are looking for.  We will also cover all necessary transaction and sale documents so that you are fully aware of what to expect during the buying process.  This is very beneficial in limiting the 'emotional' aspect of buying a home and enables you to make more clear and confident buying decisions.

Next I will put together an initial property list from a full access of the MLS system and private listing inventory.  We will then select the most desirable properties, and the search begins.  Once we view a couple properties, I will gain valuable insight and a very good understanding of what your needs, preferences, likes, and dislikes are in a property.  This enable's me to be very proficient in my property search for you as my buyer.

Once we have found the right house and have made the decision to write an 'Offer-to-Purchase' we will review all comparable property data so that you as the buyer are confident in what is fair market value.  Ensuring that you are protected as the purchaser, we complete an offer, and I put my negotiation skills to work for you.

When we have an accepted offer, our next step is to satisfy all of our conditions.  Though every offer is different, here I will generally arrange home inspections, provide financing documentation, and order any necessary reports.  This will give us all the valuable information we need in deciding weather to renegotiate any deficiences, perhaps pull deposit and continue the search, or if all is well proceed with the sale. 

Once a firm sale is in place, documents are sent to your lawyer and arrangements are made for you to complete the transaction.  When possession date finally arrives, the lawyer confirms that the keys are yours, and we meet at your property for a walk-through and the transfer of keys.
